Bethlehem Tower is an affordable senior community comprised of studio and 1-bedroom apartments. The property serves low to very-low income households. Tax-exempt bond financing was provided by Citi Community Capital. Low Income Housing Tax Credits were acquired by Union Bank.
Developed by a local church group called Bethlehem Towers, Inc. in 1973, Bethlehem Tower is the tallest building in Santa Rosa. After 40 years of operation, and in need of significant capital improvements, the Board selected Reiner Communities as the new steward of the property. Transactional proceeds from the sale allowed the non-profit to create a new entity known as the Bethlehem Foundation. The non-profit is now focused exclusively on providing services directly to seniors throughout Sonoma County. The Foundation's first grant was to fund a full-time senior service coordinator, who will serve the residents of Bethlehem Tower.
Renovation highlights include: new energy efficient windows with exterior wall assemblies, full exterior re-paint, roofing, rooftop exhaust fans, energy efficient chiller, back-up generator, heating/cooling pumps, unit wall heaters, elevator retrofit, site lighting, signage, improvements to site accessibility, paving and landscaping. Kitchens and bathrooms received new or refurbished cabinets, new countertops, appliances, plumbing fixtures, flooring and energy efficient lighting. The entire building received a new, state of the art fire alarm system, including: hard wired smoke detectors, pull stations, speaker strobes, water flow and tamper devices, fire phones, pressurized stairwell and annunciator panel. The existing fire sprinkler system also received substantial upgrades. Additionally, major modifications and enhancements were made to all of the 14 floor common area corridors as well as the building's lobby. Finally, the social hall was completely renovated to include a new lounge/media room, dining hall, kitchen, yoga/exercise room and computer learning center with Apple computers, all to enhance the lives of the residents.
